How stamp duty works

Stamp Duty Land Tax (SDLT) is a tax you pay when you buy a property or land over a certain price in England and Northern Ireland. It is charged in bands, so you pay a different rate on each portion of the price rather than one rate on the whole amount.

First-time buyers pay no stamp duty on properties up to a set threshold, and a reduced rate above it. If you are buying an additional property, such as a second home or buy-to-let, a surcharge usually applies on top of the standard rates.
